With over 13 years of hands-on experience in the student housing industry, I’ve led thousands of successful turn services and capital investment projects across the country. From unit turnovers and deep cleans to large-scale window replacements, siding upgrades, and furniture installations, I understand the urgency, quality, and coordination required to get the job done right—and on time.

Justin Roper
Project Lead - Turns & CapEx
I’ve been in this line of work for over 10 years. In that time, I’ve managed crews across the country, tackling fast-paced turn seasons and large-scale CapEx projects from the ground up.
I lead from the front, stay hands-on, and make sure the job gets done right—on time and with no shortcuts.
It’s not always easy work, but I take pride in keeping projects moving, motivating teams, and leaving every property better than we found it.

Michael Kok
Head of Operations
Born and raised in the Netherlands, I’ve spent my career focused on logistics and operations—making sure things move the right way, on time, and without excuses.
With over 20 years of experience owning and running moving companies, and the last 5 years dedicated to student housing, I’ve learned how to manage pressure, navigate chaos, and deliver results when timelines are tight.
Now based in New Orleans, I lead operations across the Southeast, coordinating crews, scheduling, and systems to keep every project running efficiently from start to finish.

Rueben Van Duijn
Logistics & Operations
I was born in Sri Lanka and raised in the Netherlands, where I spent much of my career in high-level law enforcement. I served as a narcotics officer and later oversaw airport security operations focused on intercepting international smuggling routes in and out of the country.
That work taught me discipline, attention to detail, and how to manage complex operations under pressure—all skills I now bring into the logistics world.
Today, I’m based in New Orleans, working alongside Michael Kok to manage operations and logistics across the southeastern U.S. Together, we make sure the moving parts stay in sync—crews are where they need to be, schedules stay tight, and nothing falls through the cracks.

Hi, I’m Kaylea — a wife, mom, and seasoned turn manager based right here in Las Vegas. I’ve been in this field for several years, and I’ve seen just about everything when it comes to student housing and property turns. It’s not always pretty, but I genuinely love the fast pace and the satisfaction of seeing a job done right.
I’ve learned how to lead crews, meet tight deadlines, and handle the unexpected without losing my cool. What keeps me grounded is my family — they’re my motivation every single day. I bring that same sense of care and commitment to every project I take on.
